Chapter 1 · What is self-build in Scotland? · Article 1.04

How long does it take to build a house in Scotland?

The honest answer is 2–4 years. Longer than most people expect, and shorter than they fear with the right preparation.

The timeline, phase by phase

The durations below are indicative programme assumptions drawn from our experience of central Scotland projects, not guaranteed outcomes. Every site, council and builder is different.

  1. Finding a plot: 3 months to 2+ years. The most variable phase. Most people search for 6–18 months in central Scotland.
  2. Appraisal and purchase: 1–3 months. Have the plot's planning prospects assessed before concluding missives, because there's no cooling-off period.
  3. Brief and schematic design: 1–2 months. Site analysis, your brief, concept sketches and 3D massing.
  4. Pricing: 4–6 weeks. Costs are tested before detailed planning drawings, while changes are still quick and cheap.
  5. Planning application: 2–4 months. The statutory target for a decision is two months, but it isn't a guaranteed determination date and sensitive sites often take longer. Allow 6–14 months for the whole planning stage once pre-application advice and conditions are included.
  6. Detailed design and Building Warrant: 2–4 months. Allow 3–4 months in 2026.
  7. Tender and appointing a builder: 6–10 weeks. Good builders in central Scotland often need 2–4 months' notice before starting.
  8. Construction: 9–18 months. A typical 150–250m² home with a main contractor takes 9–14 months.
  9. Completion and handover: 4–8 weeks. The Completion Certificate is submitted and accepted, which your solicitor, lender and VAT claim all depend on.

The biggest time-saver

Bring your designer in early

Involve your design team at the plot-finding stage, not after planning. It can take months off the time before construction starts.
