Quick answers

The questions everyone asks.

How much does it cost to build a house in Scotland?

As an illustrative 2026 feasibility range, construction in central Scotland might be around £2,400–£3,600+ per m². It isn't a quotation, and land, fees, services, finance and contingency each need their own allowance. Read the guide

How long does a self-build take?

Usually 2–4 years from starting the plot search to moving in, with 9–18 months of that on site. Read the guide

Do I need planning permission and a Building Warrant?

Yes. Every new home needs both: planning first, then the warrant once the detailed design is done. Read the guide

Can I get the VAT back?

Often, if the project is eligible, through HMRC's DIY Housebuilders Scheme. Claims must normally reach HMRC within six months of completion. Read the guide
