Architectural design · Scottish BordersHomes across the Scottish Borders.

Looking for residential architectural design in the Scottish Borders? ED Design is an architectural design studio whose founder began his career in the Borders, working with one of Scotland's leading house designers and timber-frame manufacturers.

We design self-build homes, replacement dwellings, extensions and renovations across the region, from Melrose and the Tweed valley to the upper valleys.

Designing in the Scottish Borders

Borders towns and open country.

The Borders combines historic towns and villages with open farmland and hills. New homes here need to belong: our Melrose village home follows the local vernacular from the street, with contemporary open-plan living inside.

We also design replacement dwellings, such as a new family home on the site of dilapidated farm cottages, planned for ageing in place.

Planning

Planning in Scottish Borders.

Planning applications are decided by Scottish Borders Council. Rural housing, conservation villages and the region's National Scenic Areas all have their own policies.

We review the policies that apply to your site at the start, so the design is shaped by them from the first sketch.

Questions

Common questions.

Do I need an architect for my project in Scottish Borders?

No. Scottish law does not require an ARB-registered architect to prepare planning or Building Warrant applications, and many homes are designed by architectural designers and technologists. ED Design is an architectural design studio, not an ARB-registered architects' practice. We design your home and prepare the planning and Building Warrant drawings, working with structural engineers and other consultants where needed.

Who decides planning applications in Scottish Borders?

Scottish Borders Council.
