Looking for residential architectural design in Edinburgh? ED Design is an architectural design studio with deep roots in the city: our founder studied and worked in Edinburgh for many years before founding the studio in Stirling.

We design extensions to villas and listed homes, renovations of existing buildings and new houses across Edinburgh and the Lothians.

Designing in Edinburgh and the Lothians

Villas, conservation areas and village homes.

Edinburgh has one of the highest concentrations of conservation areas and listed buildings in the country. Extending a home here takes careful design and a clear understanding of the policies that apply.

Our Merchiston garden room, added to a split, listed villa in a conservation area, passed through planning with minimal comment. In Midlothian, our Lasswade and Pathhead projects are new homes in conservation villages.

Planning

Planning in Edinburgh.

In the city, applications are decided by the City of Edinburgh Council. Across the Lothians, Midlothian, East Lothian and West Lothian councils each have their own development plans.

Listed building consent and conservation area requirements are common here, and we build them into the design from the start.

Questions

Common questions.

Do I need an architect for my project in Edinburgh?

No. Scottish law does not require an ARB-registered architect to prepare planning or Building Warrant applications, and many homes are designed by architectural designers and technologists. ED Design is an architectural design studio, not an ARB-registered architects' practice. We design your home and prepare the planning and Building Warrant drawings, working with structural engineers and other consultants where needed.

Who decides planning applications in Edinburgh?

The City of Edinburgh Council, or Midlothian, East Lothian or West Lothian Council.
