Architectural design · The HighlandsSelf-build homes in the Highlands.

Planning a self-build home in the Highlands? ED Design is an architectural design studio in Stirling, designing contemporary homes for dramatic rural sites across the Highlands and Islands.

Remote and exposed plots bring their own challenges, from weather and access to services. We design homes that respond to the landscape and are practical to build.

Designing in the Highlands

Big landscapes, careful design.

Highland sites often come with spectacular views and real exposure to wind and rain. Orientation, shelter and robust materials matter as much as appearance.

Our contemporary rural homes elsewhere in Scotland, in stone, timber and metal, show how a modern house can sit quietly in a big landscape.

Planning

Planning in The Highlands.

Most applications are decided by The Highland Council. Within the Cairngorms National Park, the National Park Authority also has a role in planning decisions.

We check the policies that apply to your plot early, including rural housing policy, before design starts.

Questions

Common questions.

Do I need an architect for my project in The Highlands?

No. Scottish law does not require an ARB-registered architect to prepare planning or Building Warrant applications, and many homes are designed by architectural designers and technologists. ED Design is an architectural design studio, not an ARB-registered architects' practice. We design your home and prepare the planning and Building Warrant drawings, working with structural engineers and other consultants where needed.

Who decides planning applications in The Highlands?

The Highland Council, with the Cairngorms National Park Authority within the park.
