Architectural design · StirlingDesigning homes in Stirling.

Looking for residential architectural design in Stirling? ED Design is an architectural design studio based in the city, designing self-build homes, house extensions, renovations and replacement dwellings for homeowners and developers across the Stirling area.

Because our studio is here, we know the streets, the settings and the local planning context. That knowledge shapes every drawing, from the first sketch to the Building Warrant application.

Designing in Stirling

From the Old Town to the Carse.

Stirling holds a rare mix of settings in a short distance: stone terraces and villas around the castle and King's Park, growing suburbs, and open farmland and hill country stretching west towards the Trossachs. Each asks for a different response.

We design contemporary homes that respect their surroundings: extensions that sit comfortably beside traditional stonework, and new rural homes shaped by their landscape, views and orientation.

Planning

Planning in Stirling.

Most planning applications in the area are decided by Stirling Council, with policies set out in the Stirling Local Development Plan. Parts of the west of the district fall within the Loch Lomond and The Trossachs National Park, where the National Park Authority is the planning authority instead.

We check which rules apply to your site at the start, including any conservation area or listed building, so the design is shaped by them rather than reworked later.

Questions

Common questions.

Do I need an architect for my project in Stirling?

No. Scottish law does not require an ARB-registered architect to prepare planning or Building Warrant applications, and many homes are designed by architectural designers and technologists. ED Design is an architectural design studio, not an ARB-registered architects' practice. We design your home and prepare the planning and Building Warrant drawings, working with structural engineers and other consultants where needed.

Who decides planning applications in Stirling?

Stirling Council, or the Loch Lomond and The Trossachs National Park Authority within the National Park.
