Written from experience
ED Design is based in Stirling and works across Stirlingshire, Perthshire, Clackmannanshire, Loch Lomond and the Borders. This guide draws on our own experience of these areas.
Central Scotland
From Stirling, Dunblane and Bridge of Allan to Callander, Strathearn and Highland Perthshire, plot prices vary sharply with planning status, servicing, access, size and setting. A serviced village plot with full permission is a very different prospect from rural land without it. Compare current listings and recent sales, and weigh the full development cost rather than the asking price alone.

The Scottish Borders
Our studio has deep roots in the Borders. The landscape is extraordinary, and well-designed contemporary homes are generally well received. Melrose, the Tweed Valley and the upper valleys are among the most sought-after rural addresses in the south of Scotland.

Loch Lomond & The Trossachs
Building inside the National Park means higher design expectations and closer scrutiny. The reward is a home in a landscape where very few are built, and plots carry a premium to match.
Plot values change with planning status, servicing, size and access. Use dated comparable listings and local valuation advice rather than relying on unsourced area-wide ranges.
