What we do

We design bespoke self-build homes, extensions and renovations, and replacement dwellings across Scotland, for homeowners and self-builders who want a home shaped around the way they live.

We guide clients through every stage, from early ideas and pre-purchase plot appraisals through planning, technical design and the Building Warrant, to construction on site.

How we're different

  • Rooted in central Scotland. Based in Stirling and working across Perthshire, the Trossachs, Edinburgh, Glasgow, the Borders and beyond. We know the planning authorities, the landscapes and the builders.
  • One studio from plot to keys. Design, planning, technical design, the warrant and construction stay with one team, so nothing is lost between stages.
  • Fixed fees and a clear process. Eight defined stages, each with a fixed fee agreed before it starts.
  • Honest advice. Clear views on planning prospects, costs and timescales, so you can make good decisions.
  • Designed for Scotland. The climate, planning system and building standards here are different, and our work reflects that.
